The way your property is presented matters because the first impression is the most important.
In order to attract the attention of more potential buyers and sell your property at a better price and in a shorter time frame, it is extremely important that your property is presented in the best possible way. High-quality photos, a good video presentation, the availability of floor plans and a virtual tour of the property can potentially increase the value of the property you are offering and speed up the process of selling it.
Every marketer knows that it is of key importance that the goods has a good commercial appearance as it attracts more attention than those goods that look unsightly.
What it takes to make your property listing stand out!
Present the property in the best possible way
Photographing the property (the photograph)
Quality photos of the property offered for sale are one of the main things that attract the attention of the buyer. Good photography skills and equipment are required to capture high-quality photos of your property. There's no way you can achieve that with a cell phone camera. Photography is definitely not just about capturing a subject with whatever you find at hand, although many modern phones have very good cameras. When it comes to real estate photography, it's a must to have a high-quality DSLR camera with at least 12 megapixels, a wide-angle lens with the lowest possible f-number (f-stop) of 1.8 or 2.8, and a reliable tripod. These are the minimum requirements for equipment, and in some cases the use of additional lighting may also be necessary. The other very important thing after equipment is the skills you have. In order to achieve high quality photographs, it is necessary to have a wide range of creative and technical skills in working with lighting, exposure and focus.
Video presentation of the property
Shooting a video clip walking around the property is not enough - something more is needed! A quality video presentation is one of the best solutions used by professionals in the industry. It is the shortest and easiest way to present the basic information about a property to a large mass of potential buyers, gain their attention and make them want to see it with their own eyes. The clip should contain basic information about the property and location that is essential to the buyer. It will come as no surprise to anyone that capturing and processing a video presentation requires equipment and relevant skills. It is more than recommended to include panoramic drone shots of the building and the area.
360° virtual tour of the property
Living with COVID-19 and the restrictions that have been imposed have changed the way real estate is sold. Although virtual viewings have been available for many years, having one in your offer is no longer just a convenience, but more of a requirement. According to more recent real estate research, listings with virtual tours receive 85% more clicks than those without. A virtual tour will keep visitors' attention on your property for longer periods of time and thus provide you with more competitive advantages.
Property floor plans
The greatest clarity about the internal distribution of the property can be obtained through the floor plans. Any real estate agent can confirm that if there are no floor plans in the listings, 90% of interested buyers will ask for them at some point. The presence of a detailed plan with the internal distribution of the individual rooms and their sizes will have a positive effect on potential buyers and will speed up the sale process.

Plan the sale of the property
Selling real estate is a complex process, but if you have a proper plan and strategy of what you want to achieve and how you can achieve it, things will happen more easily and quickly.
Analyze the market
The best way to gain a competitive advantage over other sellers is to do a market analysis and understand what your property's strengths and weaknesses are. By analyzing the market, you will get an idea of what the market trends are, what the demand and supply are, what the prices of similar properties are at the moment, so you will be able to take the necessary steps to determine the offer price, build a strategy and plan the sale itself.
Determine the right price
Determining the right price is one of the most important and difficult steps in selling real estate! If you have determined the price correctly, the sale will not be late either. You should always have a good estimate of the market price of the property you are offering for sale because no buyer will pay a higher price for your property if there are many similar properties currently on the market at a lower price. Determining the right price requires thorough research and analysis, both of your property and of similar properties.
Build your sales strategy
The sales strategy is extremely important! Without it, you cannot achieve good results. It is normal that by selling the property each owner aims to realize the maximum income, which is, to sell his property at the highest possible price, in the shortest possible time, while incurring minimum expenses. For this, it is important to choose the most correct strategy.
It can be based on a competitive price, where your property has an advantage based on a lower price compared to competing properties. This does not mean selling at a loss. It is possible that you purchased a property at a certain price and you are now selling it at a significant profit, yet the sale price of your property is lower than all other properties on the market.
Another type of strategy you can take can be based on competitive advantages of the property. If your property is distinguished by unique advantages, such as a top location (it is located in the top center of the capital or on the first line from the sea), or is located in a specific building or a closed complex, which is distinguished by a very good infrastructure and high quality of construction, in such a case, a higher selling price can be sought precisely for the competitive advantages of the property.
Plan the sale
After you have chosen the right strategy, you must also plan the sale of the property itself. It is extremely important to make the most correct assessment of how it will be most profitable for you, as a seller, to carry out the individual stages of the sale. Where will you advertise? What will all this cost? Who will undertake this task whether you will do it yourself or hire a professional.
Preparation of the property
In order to achieve the best effect when photographing the property, however, there are several preparatory stages that need to be gone through first.
Cleaning and arranging the property
It is very important that the property is well cleaned and tidy before it is photographed. You definitely don't want your property to be cluttered with furniture and fixtures. Remove all excess. Nobody needs old furniture. The emptier the property, the more spacious it will appear. This also applies to inspections. Aim for the look of the property you have shown in the photos to be the same when conducting inspections with potential buyers.
Repair of the property
If the property has repairable defects that contribute to the depreciation of the property, it is good to consider an option to remove them - filling cracks and painting walls, replacing flooring and tiling, etc. If, for example, the windows of the property are old, this will definitely give the buyer an opportunity to bargain for a serious discount on the price. But if you replace it, it will be a plus for you. The property will have the appearance of being well maintained and so you will be able to ask for a higher price.
The lighting of the property
Lighting is of great importance to the quality of photographs. It is best to shoot the property in natural light. But in many cases it is not enough. It is best if it has a neutral light, so it will not affect the color of the room. Before the photographer arrives, you can change the light bulbs to neutral white ones. This will achieve a color temperature of the photos in the range of 3500 - 5000 K, which is the closest to natural daylight.
But even if you have a good presentation of the property and thus find a buyer easier and faster, this will not help you win the game in negotiations if you do not have the necessary professional competences. For this, it is always better to turn to a professional to represent you, to help you determine the right offer price, who will not act under the influence of emotions, but will make the most reasonable and correct decisions to achieve best sales results.
