If the property has repairable defects that contribute to the depreciation of the property, it is good to consider an option to remove them - filling cracks and painting walls, replacing flooring and tiling, etc. If, for example, the windows of the property are old, this will definitely give the buyer an opportunity to bargain for a serious discount on the price. But if you replace it, it will be a plus for you. The property will have the appearance of being well maintained and so you will be able to ask for a higher price.

The lighting of the property

Lighting is of great importance to the quality of photographs. It is best to shoot the property in natural light. But in many cases it is not enough. It is best if it has a neutral light, so it will not affect the color of the room. Before the photographer arrives, you can change the light bulbs to neutral white ones. This will achieve a color temperature of the photos in the range of 3500 - 5000 K, which is the closest to natural daylight.

 

But even if you have a good presentation of the property and thus find a buyer easier and faster, this will not help you win the game in negotiations if you do not have the necessary professional competences.
